Search for a luxury villa in Kissimmee and you'll find thousands of vacation rentals using essentially the same words: luxury, resort-style, private pool, minutes from Disney.
After a while, the word luxury stops telling you very much.
I've lived in Central Florida for more than 50 years—essentially my entire life—and I've worked in the international travel and hospitality industry since 1997. I acquired Formosa Homes in 2019, and since then I've spent a great deal of time inside vacation homes and resort communities around Kissimmee and Davenport, particularly Windsor Palms.
What I've learned is that the features that photograph best aren't necessarily the things that make the biggest difference once a family actually arrives.
A giant game room is nice.
But so is an air conditioner that works properly in August.
A themed bedroom may look fantastic online.
But a clean, comfortable bed, enough bathrooms for the family, a kitchen you can actually use, a well-maintained pool and a good location can have a much bigger impact on your vacation.
So rather than telling you that every expensive vacation home is "luxury," here's how I look at it.
What Actually Makes a Kissimmee Vacation Home Feel Luxurious?
For me, luxury isn't simply bedroom count.
It's comfort, space, convenience, condition and location.
A family of four doesn't automatically have a better vacation because they rented a seven-bedroom house.
If four people can stay in a comfortable three-bedroom townhome with a private splash pool a few miles from Walt Disney World, paying extra for four bedrooms they never enter doesn't make the vacation more luxurious. It just makes it more expensive.
The same applies to amenities.
A home theater is fun if you'll actually use it. An elaborate game room can be great for a large group spending substantial time at the house.
But the basics matter first:
Is the home clean and properly maintained?
Are the beds comfortable?
Is there enough space for everyone?
Does the kitchen work for the size of the group?
Is the air conditioning properly maintained?
Is the pool clean and usable?
Is the community secure and well maintained?
How long will you actually spend driving to the places you came to Orlando to visit?
Those aren't glamorous questions.
They're the questions that tend to matter on day three of a seven-night vacation.

Don't Pay for Bedrooms You Don't Need
One of the peculiarities of the Orlando vacation-rental market is our enormous range of property sizes.
You can stay in a two-bedroom condominium, a three-bedroom townhome with a private splash pool, a traditional private-pool home, or a very large resort house designed for several families traveling together.
Bigger isn't automatically better.
If you're bringing three families to Central Florida, a large house can make tremendous sense. Everyone can stay together, split the cost, cook meals at home and have common space to spend time together.
If you're a family of four, however, that same property may be unnecessary.

Windsor Palms is where I spend a great deal of my time.
I've been personally involved in the community since acquiring Formosa Homes in 2019, although Formosa Homes itself has a longer history serving Central Florida vacation-rental guests.
One reason I like Windsor Palms is the variety.
The community includes 2- and 3-bedroom condominiums, 3-bedroom townhomes—many with private splash pools—and larger single-family villas with private pools.
That means a couple, a family with children and a larger group can all stay in the same resort without renting the same type of property.
Windsor Palms also has the amenities people expect from a gated Orlando resort: a large community swimming pool and spa, tiki bar, movie theater, arcade, fitness center, tennis and pickleball courts, basketball, sand volleyball and a children's playground.
But the biggest amenity may simply be location.
You're staying in Kissimmee's 34747 tourism corridor very close to Walt Disney World, rather than spending a substantial part of every park day driving back and forth.
For families who plan to spend most of their vacation at Disney, that matters to me more than whether a house has a 120-inch television.

Windsor Island: When You Actually Need the Bigger Resort Experience
There are trips where a larger home and a larger resort experience make perfect sense.
That's where Windsor Island comes into the conversation.

The resort's tropical swimming area includes a lazy river, waterslide and zero-entry pool, along with on-site dining, fitness facilities and spa services.
That changes the value equation.
If you're planning a seven-night Central Florida vacation with three Disney days, a Universal day and several days relaxing around the resort, those amenities can provide real value.
The kids can spend hours in the lazy river without another admission ticket or another drive across Orlando.
That's an amenity you're actually likely to use.
And to me, that's much more meaningful than adding features to a home simply so they can appear in the listing photographs.

Don't Ignore the Homes Outside the Big Resort Names
Not every good vacation home needs to sit inside a giant resort complex.
StayFormosa also manages homes in the Elberton Drive and Sundown Court areas of Davenport and on Rockingham Terrace in Kissimmee 34747.
These homes serve a different type of traveler.
If your family intends to leave early every morning, spend the entire day at Disney, Universal, SeaWorld, ESPN Wide World of Sports or another Central Florida attraction and return home exhausted at night, ask yourself how much you'll actually use an elaborate resort clubhouse.
Sometimes the better luxury is simply having:
your own house, your own kitchen, your own living room, multiple bedrooms, laundry facilities and enough space that the family isn't living on top of one another.
That's particularly true for longer stays.
Private Pool or Resort Pool?
This is another place where I think vacation-rental marketing gets ahead of itself.
A private pool is wonderful.
But not everyone needs one.
At Windsor Palms, for example, condominium guests use the resort pool rather than having a private pool attached to the unit. Townhomes may have private plunge pools, while the community's single-family villas have private pools. The community itself confirms that distinction among its different property types.
If your children are going to be in the pool every afternoon, having one steps from the back door can be worth paying more.
If you're leaving at 7:30 every morning and returning from the parks at 10:00 every night, you may be paying for something you barely use.
Neither choice is wrong.
Just don't pay for an amenity because a listing tells you that you're supposed to want it.
Pool Heat Is Worth Thinking About
People visiting Florida sometimes assume that because the air is warm, the swimming pool will automatically be warm.
That's not always how it works.
During cooler periods, particularly in winter, pool heat can make the difference between having a pool everyone uses and having a very attractive blue rectangle everyone looks at through the patio door.
If you're choosing a home specifically because it has a private pool, check whether heating is available, what it costs and how far in advance it needs to be requested.
That's a much more useful question than whether the pool photograph was taken at sunset.
A Full Kitchen Is One of the Most Underrated Luxury Amenities
This isn't glamorous, but it can save a family a surprising amount of money.
Breakfast for five people at a restaurant every morning adds up quickly.
So do drinks, snacks and late-night meals after returning from the parks.
A proper vacation-home kitchen means you can make breakfast while everyone is getting ready, keep cold drinks in the refrigerator, pack snacks, accommodate picky eaters and make a simple dinner when nobody has the energy for another restaurant.
For families with young children, it's even more valuable.
That's why I consider a usable kitchen a more meaningful amenity than granite countertops or whatever appliance happens to look impressive in the listing photograph.
The important question is:
Can your family actually use it?
Laundry Isn't Exciting Until You Need It
The same principle applies to a washer and dryer.
Nobody books an Orlando vacation because they're excited about doing laundry.
Then someone spills something on the children's clothes, the pool towels are wet, you've been here six days, or you're traveling for a cheer or sports competition and suddenly having laundry facilities inside the home feels pretty luxurious.
Vacation-home luxury is often about removing friction from the trip.
That doesn't always photograph particularly well.

Cheer and Sports Families Have Different Needs
This is an area where generic vacation-rental advice often misses the point.
Families coming to Central Florida for a cheer competition, soccer tournament or another event at ESPN Wide World of Sports aren't necessarily looking for the same property as a family coming for seven straight theme-park days.
Space matters differently.
Competitors may need somewhere to prepare, stretch and decompress. Families may have early competition times. Multiple bathrooms become very important very quickly when several people need to be ready at the same time.
And location matters.
Our Kissimmee properties are within roughly 15 minutes or less of ESPN Wide World of Sports, depending on traffic and the specific home.
That's a meaningful amenity for a competition family.
A spaceship bunk room isn't going to make you feel better when you have an early report time and you're sitting in traffic.

Multi-Generational Families Should Look Beyond Bedroom Count
If grandparents are traveling with the family, ask where the bedrooms are.
A five-bedroom house doesn't necessarily solve the problem if every bedroom requires climbing a staircase.
Look for first-floor sleeping arrangements when mobility is a consideration.
Also think about bathrooms.
A property that technically sleeps ten people can feel very different depending on whether those ten people are sharing two bathrooms or have four.
The advertised maximum occupancy tells you how many people the property can accommodate.
It doesn't necessarily tell you how comfortably your particular group will live there for a week.
What About Themed Bedrooms and Game Rooms?
They're fun.
I have nothing against them.
Kids may absolutely love a themed bedroom, and a game room can be fantastic on a rainy afternoon.
But I consider those bonus amenities, not the foundation of a good vacation home.
I'd rather see the budget go first toward maintaining the air conditioning, pool, appliances, furniture, mattresses, linens and the rest of the home to an appropriate guest standard.
The objective isn't preserving everything in showroom condition indefinitely.
It's maintaining an appropriate guest standard while controlling replacement and operating costs.
That's less exciting than a themed bedroom.
It's also much closer to what property management actually involves.
What Should You Look for in a Private Pool?
Start with the practical things.
Is it screened?
Is there enough deck space for your group?
Are there places to sit?
Is pool heat available?
Does the pool size make sense for the number of guests the house accommodates?
Florida pool screens aren't decorative. They make outdoor areas substantially more usable by reducing insects and debris.
And don't assume every pool described as "private" is the same.
A small splash pool attached to a townhome serves a different purpose from a full-size pool behind a larger single-family house.
A splash pool can be perfect for cooling off after Disney.
A family planning entire pool days may prefer something larger.
Again: match the amenity to the trip.
Why Location May Be the Most Valuable Amenity of All
Orlando-area vacation homes can look remarkably similar online.
The commute isn't similar.
A beautiful house becomes less appealing when every morning begins with a long drive and every evening ends with another one.
That's why I put so much emphasis on location when helping guests choose among StayFormosa properties.

If you want a larger resort environment, Windsor Island may make more sense.

That's a more useful way to choose a vacation home than sorting the search results by bedroom count.
Beyond Disney: Take a Day Away From the Parks
I've lived in Central Florida for more than 50 years.
There is considerably more here than theme parks.
Disney and Universal may be the reason you bought the plane tickets, but taking a day away from the parks can be one of the best parts of the trip.
Gatorland offers a very different look at Florida wildlife. Old Town Kissimmee provides rides, entertainment and its well-known car events. Wild Florida combines airboat experiences with wildlife attractions. Shingle Creek gives you an opportunity to see a quieter side of Central Florida from the water.
My advice is not to schedule every waking minute of the vacation.
You've already paid for a vacation home.
Use it.
Let the kids swim. Have breakfast without rushing. Spend an afternoon doing absolutely nothing.
Sometimes that's the day everybody remembers.

A 10-bedroom mansion can provide that experience.
So can a well-maintained three-bedroom townhome.
Price doesn't determine whether hospitality is good.
Execution does.
Common Mistakes When Booking a Kissimmee Vacation Home
Assuming every home has a private pool.
It doesn't. Check the individual property.
Assuming bigger automatically means better.
Pay for the space your group will actually use.
Choosing entirely from photographs.
Location, layout and management matter too.
Ignoring the total price.
