I've lived in Central Florida for more than 50 years and worked in international travel and hospitality since 1997. I acquired Formosa Homes in 2019 and today manage vacation homes in Davenport, Kissimmee and the western Walt Disney World tourism corridor.

And pets are one of those subjects where being clear before the reservation saves everybody a problem later.

First: StayFormosa Vacation Homes Do Not Permit Pets

Let's get this out of the way immediately.

StayFormosa has a no-pet policy.

We manage different types of properties in communities and neighborhoods including:

That's better for you, better for the animal, and better for the property owner.

Service Animals Are Different From Pets

There is an important distinction here.

A trained service animal assisting a person with a disability is not the same thing as a pet.

Applicable disability-access laws and platform requirements may apply regardless of a property's normal no-pet policy.

That's not something we advertise as a property amenity because it isn't a pet-friendly feature.

It's an accessibility matter.

So when I say our homes don't permit pets, I'm talking about pets.

Travelers who require a trained service animal should communicate that appropriately when making their reservation.

Why Do Some Vacation Rentals Not Permit Pets?

People sometimes assume a no-pet rule means a property manager doesn't like animals.

That's usually not the issue.

A vacation home has to work for the next guest too.

And that next guest may have allergies, sensitivities or simply expect the property to meet the conditions advertised when they booked it.

Animals also introduce additional variables into a short-term rental:

Read the actual policy.

Is the yard actually fenced?

Is the pool deck accessible to the animal?

The property owner's approval doesn't automatically mean an animal can go everywhere in a resort community.

Get the answers before you book.

That's considerably easier than arguing about the interpretation of a listing after arrival.

A Pool Screen Is Not a Dog Fence

This one is particularly important in Florida.

Many Davenport and Kissimmee vacation homes have screened pool enclosures.

They're designed primarily to help keep insects and debris out of the pool area.

They're not dog runs.

Pool-screen material can be damaged by an animal, and a screened enclosure doesn't necessarily provide the kind of secure containment you'd expect from a fenced backyard.

If a listing describes a “screened pool,” don't translate that in your mind to “fenced yard.”

Ask specifically:

Is there a separate, secure fenced area intended for the dog?

If the answer is no, plan accordingly.

Florida Heat Matters When Traveling With a Dog

Central Florida heat is something visitors can underestimate.

I've lived here my entire life. Our heat and humidity aren't just an inconvenience in summer.

They affect how you plan your day.

During warmer periods, pavement and pool decks can become extremely hot. Long walks in the middle of the afternoon may not be appropriate for a dog, and some animals handle Florida's combination of heat and humidity much worse than others.

If you're bringing a dog to Central Florida, plan outdoor activity for the cooler parts of the day.

Early morning is your friend.

And make sure the property gives the animal a reliable air-conditioned place to remain during the hotter hours.

Think About What Happens While You're at Disney

This is the question I'd really think through.

You're bringing the family to Central Florida.

You're going to Walt Disney World.

Maybe Universal.

Maybe SeaWorld.

Maybe you're going to be gone for eight, ten or twelve hours.

What's the dog doing?

If the rental doesn't allow the animal to remain unattended, you need a plan.

Even if it does, ask whether leaving your pet alone in an unfamiliar vacation home for an entire theme-park day is actually the experience you want for the animal.

A Disney day isn't the same as going out to dinner for two hours.

This is one reason some families ultimately decide that boarding their pet at home with someone the animal knows makes more sense than bringing it on an Orlando theme-park vacation.

Other families plan their vacation around their dog and have a completely different itinerary.

Neither decision is universally right.

Just make the decision before you arrive.

Vacation Rental or Boarding?

This is worth comparing financially too.

Suppose the pet-friendly house you find costs more than an equivalent no-pet vacation rental.

Then add:

• The pet fee

• Boarding or daycare during theme-park days

• The inconvenience of structuring long park days around the animal

Depending on the trip, boarding your pet at home may actually cost less.

Davenport Is More Than a Disney Mailing Address

One thing visitors should understand about Davenport is that it covers a very different environment from what many people picture when they hear “Orlando.”

Davenport sits southwest of the main Orlando urban area and connects into the western Walt Disney World tourism corridor through US-27 and the Four Corners area.

This part of Central Florida has seen enormous vacation-home development.

You'll find gated resorts, townhome communities, private houses and residential neighborhoods throughout the area.

For someone traveling with a pet, the individual property matters much more than the word Davenport.

A private house with a secure fenced yard could be much more appropriate than a townhome with nothing but a small patio.

So search by the features the animal actually needs rather than by city alone.

Davenport, Four Corners and Kissimmee Can Be Surprisingly Close

Visitors often treat Davenport and Kissimmee as completely different destinations.

They're not.

In the western Disney tourism corridor, the areas blend together surprisingly quickly.

That's why someone searching for a Davenport vacation home may eventually choose Kissimmee—and someone originally searching Kissimmee may end up in Davenport.

The city name isn't the most important question.

Ask:

How far am I from the places I'm actually visiting?

That's the same advice I'd give whether you're traveling with a dog or without one.

What If You Decide Not to Bring the Pet?

Then your vacation-home search gets considerably easier.

Instead of filtering primarily by pet policy, you can choose according to:

• Distance to Disney

• Number of bedrooms

• Number of bathrooms

• Private pool

• Resort amenities

• Kitchen

• Laundry

• Group size

• Total reservation price

The gated resort is approximately 4 miles from Walt Disney World and offers several different property types.

StayFormosa manages Windsor Palms condos, townhomes and vacation homes, giving guests choices based on group size and budget rather than forcing everyone into a giant house.

The community includes a large swimming pool and spa, tiki bar, arcade, movie theater, fitness center, sports courts and children's recreation.

It's particularly useful for families who expect to spend most of their vacation at Disney and don't want to spend unnecessary time driving back and forth.

That can be valuable for families deliberately planning non-theme-park days.

Instead of buying another attraction ticket, you can actually use the resort you're already paying to stay in.

Elberton Drive and Sundown Court: When You Want the House

Not everybody needs a giant resort clubhouse.

It's another example of why I encourage guests to compare the actual location rather than choosing solely according to whether the mailing address says Davenport or Kissimmee.

Why We Don't Pretend to Be Everything to Everybody

There's a temptation in vacation-rental marketing to check every box.

Family friendly.

Luxury.

Resort.

Pet friendly.

Perfect for everybody.

I don't think that's particularly useful.

No vacation home is perfect for everybody.

If you absolutely need to bring your dog, a StayFormosa home isn't the right choice for that trip.

I'd rather tell you that before you book.

If your pet is staying home and you need a well-located Central Florida vacation home near Disney, then we may have exactly what you're looking for.

That's a much more useful relationship than trying to turn every internet search into a reservation.

Booking Direct When You've Found the Right Home

Whether you're booking a pet-friendly property somewhere else or a no-pet StayFormosa property, compare the total reservation cost.

Airbnb and Vrbo are useful marketplaces, and we use them ourselves.

But once you've identified an established local management company, it's worth checking the direct-booking price.

Eligible StayFormosa homes can be booked directly without the Airbnb or Vrbo guest booking fee.

Normal costs such as Florida lodging taxes, cleaning charges and optional property-specific services still apply.

Booking direct doesn't eliminate legitimate costs.

It eliminates the additional OTA guest booking layer.
