Where to Stay in Orlando FL: A Local's Area Guide for 2026

I've lived in Central Florida for more than 50 years—since before Walt Disney World opened—and I've worked in the international travel and hospitality industry since 1997.

So when someone asks me, “Where should I stay in Orlando?”, my first answer is usually another question:

What are you coming here to do?

Because “Orlando” isn't really one destination.

Visitors use the word Orlando to describe an enormous tourism area that includes Orlando itself, Walt Disney World, Lake Buena Vista, Kissimmee, Davenport, Four Corners and several other communities.

And here's something that surprises many first-time visitors:

Walt Disney World isn't actually in the City of Orlando.

Neither are many of the vacation homes marketed as “Orlando vacation rentals.”

That's completely normal here.

The city printed on the mailing address matters considerably less than where the property is located in relation to the places you actually plan to visit.

If you're coming primarily for Disney, I'd look very differently at where you stay than I would for someone attending a convention, spending most of the week at Universal, or bringing a child to a cheer competition at ESPN Wide World of Sports.

Here's how I look at the Orlando area after a lifetime of living here.

The Short Version: Where Should You Stay?

If most of your vacation is centered around Walt Disney World, start with Kissimmee and the western Disney tourism corridor.

If you're primarily visiting Universal Orlando and SeaWorld, International Drive and the Universal area may be convenient, particularly for a shorter trip.

If you're attending a convention at the Orange County Convention Center, International Drive makes sense.

If you're traveling for cheer, dance or sports at ESPN Wide World of Sports, Kissimmee's 34747 area is particularly convenient.

If you want a larger vacation home and resort experience, Davenport and Four Corners provide excellent options.

And if you're visiting Orlando primarily for business, restaurants or downtown events rather than theme parks, then Downtown Orlando, Winter Park and other parts of the actual city become more relevant.

The mistake I see visitors make is choosing an accommodation because the listing says “Orlando” rather than looking at the actual location.

First: Understand What Locals Mean by “Orlando”

This is probably the most important piece of advice I can give a first-time visitor.

Central Florida tourism doesn't follow city boundaries.

Someone may tell friends they're staying “in Orlando” while their vacation home is actually in Kissimmee or Davenport.

That's not misleading. It's simply how this destination developed.

Walt Disney World sits southwest of the City of Orlando. Kissimmee runs along much of Disney's southern tourism corridor. Davenport and Four Corners sit farther west.

International Drive and Universal are on another side of the tourism area entirely.

So don't automatically assume an Orlando mailing address is closer to the attractions than a Kissimmee address.

It may not be.

Look at the map. Look at where you're going. Then choose the home.

Staying Near Walt Disney World

If Disney is the reason you're coming to Central Florida, location matters.

A beautiful vacation home becomes considerably less attractive when every park day starts and ends with a long commute.

This is one reason so much vacation-rental development occurred in Kissimmee and the western Disney corridor in the first place.

Guests could stay close to Disney while getting something that traditional hotel accommodations couldn't always provide:

multiple bedrooms, a full kitchen, living space, laundry facilities and, depending on the property, a private pool.

That's particularly valuable for families staying five, seven or ten nights.

A hotel room can be perfectly comfortable for a night or two.

After several days with children, luggage, shopping bags, wet swimsuits and everyone trying to get ready simultaneously, space starts feeling like an amenity.

Windsor Palms: One of My First Choices for a Disney Vacation

I acquired Formosa Homes in 2019, and Windsor Palms has been a major part of my business ever since.

If you're primarily visiting Walt Disney World, it's one of the first places I'd consider.

Windsor Palms is a gated resort community in Kissimmee's 34747 area, just off the western US-192 tourism corridor and approximately 4 miles from Walt Disney World.

What I particularly like about Windsor Palms is that you don't need a huge house to stay in a resort community.

There are 2- and 3-bedroom condominiums, 3-bedroom townhomes with private splash pools, and larger single-family vacation homes with private pools.

That gives families choices.

A couple or small family can choose a condo and use the community pool.

A family wanting its own small pool can choose a townhome.

A larger or multi-generational group can choose a private home.

The community itself includes a large swimming pool and spa, tiki bar, movie theater, arcade, fitness center, sports courts and children's recreation.

So even on a day when you aren't visiting a theme park, there are things to do without getting back in the car.

And most importantly for a Disney-focused vacation, you're starting from the right side of town.

Kissimmee 34747: Pay Attention to the ZIP Code

One thing I've learned is that “Kissimmee” by itself doesn't tell you enough.

Kissimmee covers a large area.

For Disney travelers, 34747 is a particularly useful ZIP code to recognize because it covers much of the western Kissimmee tourism corridor close to Walt Disney World.

This is why I tell guests to look beyond city names.

Two homes can both have Kissimmee addresses and provide very different drives to Disney.

The actual address matters.

Davenport and Four Corners: Don't Dismiss Them Because They Don't Say “Orlando”

Davenport is another name visitors encounter constantly when looking for Orlando vacation homes.

Again, don't get hung up on the mailing address.

Parts of Davenport and the Four Corners area are firmly integrated into the western Disney vacation corridor.

Four Corners gets its name from the area where Orange, Osceola, Lake and Polk counties meet.

For visitors, the more useful way to think about it is as the area where US-27 connects with the western side of the Disney/Kissimmee tourism corridor.

Windsor Island: When You Want the Resort to Be Part of the Vacation

Windsor Island is a good example of why I don't believe there is one “best” Orlando vacation rental for everyone.

A family spending every waking hour at Disney may prioritize proximity above everything else.

Another family may want a larger house and plan several days when nobody leaves the resort.

For that second family, Windsor Island Resort can make considerably more sense.

The homes also tend to be larger, making the community particularly useful for extended families and groups traveling together.

You still get privacy when you want it.

But you also have a living room and kitchen where everyone can actually be together.

Regal Palms: When the Lazy River Matters

Regal Palms Resort in Davenport serves another type of family.

Its major attraction is a roughly 2-acre tropical pool complex, including a lazy river, waterslide, zero-entry swimming area, hot tub and children's water features.

That can have real value.

Imagine a seven-night trip where you're visiting the theme parks four days and deliberately leaving three days less structured.

Suddenly the resort amenities aren't just photographs on a listing.

They're part of your vacation.

The children can spend hours at the pool or lazy river without another theme-park ticket and without another drive across Central Florida.

Regal Palms is also close to everyday conveniences, including a Publix-anchored shopping center with restaurants, groceries and other necessities.

For families who want Disney plus actual resort days, it's worth considering.

What About a Private Home Without a Giant Resort?

Not everyone needs a water park outside the front door.

This gets overlooked in Orlando vacation-rental marketing.

StayFormosa also manages vacation homes in the Elberton Drive and Sundown Court areas of Davenport.

These can make sense for travelers who want the benefits of a vacation home without making a giant resort complex the center of the trip.

Think about how you're actually going to vacation.

If you're leaving early every morning for Disney, Universal, SeaWorld, Kennedy Space Center or another Central Florida attraction and returning in the evening, how many hours are you really going to spend at the clubhouse?

Sometimes what you actually need is:

• A comfortable house

• Separate bedrooms

• Multiple bathrooms

• A full kitchen

• A living room

• Laundry facilities

• Convenient access to groceries and restaurants

• A good location for the places you're visiting

You don't have to pay for the biggest resort amenity package to have a great Central Florida vacation.

International Drive: When Does I-Drive Make Sense?

International Drive—usually just called I-Drive locally—is a completely different Orlando experience.

It's a dense tourism corridor filled with hotels, restaurants, attractions and convention traffic.

If your trip revolves around Universal Orlando, SeaWorld or the Orange County Convention Center, staying in that area can make perfect sense.

You're closer to those destinations and, depending on where you stay, may have access to hotel transportation or short rideshare trips.

The tradeoff is space.

Most traditional hotel accommodations aren't going to give a family the same combination of bedrooms, living room, kitchen and laundry facilities that a vacation home provides.

There's also traffic.

I-Drive can become extremely busy, particularly when a major convention is underway or during peak visitor periods.

So if your family is splitting its vacation primarily between Disney and other attractions, don't automatically assume I-Drive is the most convenient location simply because the address says Orlando.

Compare the actual drive.

Lake Buena Vista and Disney Hotels: When Staying On Property Makes Sense

There are absolutely trips where staying at Walt Disney World itself makes sense.

If you don't want a rental car, Disney transportation can be extremely useful.

Depending on the resort, guests can use buses, the monorail, Skyliner or water transportation to move around Disney property.

That's a legitimate advantage.

You also have the immersive Disney experience.

The tradeoff is usually space and cost, particularly for larger families.

Once a family needs two hotel rooms—or wants separate bedrooms, a kitchen and a living room—the comparison changes.

That's when I recommend comparing the total cost of the Disney accommodation against a nearby vacation home.

Not just the advertised nightly rate.

Compare what you're actually getting.

Where Should You Stay Without a Car?

If you are determined to visit Central Florida without renting a car and your trip is overwhelmingly Disney-focused, staying on Disney property deserves serious consideration because of the internal transportation system.

Outside the Disney property, Central Florida is a much more car-oriented destination.

That's something visitors from cities with extensive public transportation sometimes underestimate.

Vacation homes in Kissimmee and Davenport generally work best with a rental car or a plan to use rideshare services.

And remember that transportation costs work both ways.

A cheaper hotel isn't necessarily cheaper if you're paying for several rideshares every day.

A rental car isn't necessarily expensive if it lets a family grocery shop, visit multiple attractions and move on its own schedule.

Look at the whole trip, not one expense.

Where Should Cheer and Sports Families Stay?

This is one group for whom location can become particularly important.

Families traveling to ESPN Wide World of Sports for cheer, dance and athletic competitions aren't on a conventional Orlando vacation schedule.

You may have an extremely early report time.

You may be returning to the house between sessions.

You may have uniforms or athletic clothing that need attention.

And when several people have to be ready simultaneously, bathrooms suddenly become one of the most important amenities in the house.

For competition families, I'd look closely at:

• Driving time to ESPN Wide World of Sports

• Number of bedrooms

• Number of bathrooms

• Kitchen

• Living space

• Parking

• Space for everyone to get ready without climbing over one another

A 6:00 a.m. competition call time has a remarkable way of changing your definition of luxury.

Suddenly a kitchen, washer and dryer, second bathroom and shorter drive become much more exciting than a marble hotel lobby.

Condo, Townhome or Private House?

This is another question where I don't think there is one correct answer.

Condo

A condo can be an excellent choice for a couple or smaller family.

At Windsor Palms, for example, condo guests get a full kitchen and living space while using the community swimming pool and resort amenities.

If you don't need a private pool, why automatically pay for one?

Townhome

Townhomes provide more separation between living and sleeping areas and often work extremely well for families.

Some StayFormosa Windsor Palms townhomes include private splash pools.

That can be a nice middle ground between a condo and a larger private-pool home.

Private Vacation Home

For larger or multi-generational groups, the private house begins to make more sense.

You may have additional bedrooms and bathrooms, larger common areas and, depending on the home, a private swimming pool.

The important thing is to choose according to the people actually traveling.

Don't rent six bedrooms because somebody on Instagram convinced you that six bedrooms are more luxurious than three.

Pay for what your family will use.

Why the Kitchen Matters More Than People Expect

Nobody comes to Orlando because they're excited about the refrigerator.

But give it three days.

Breakfast for a family every morning gets expensive.

So do drinks, snacks and restaurant meals.

A full kitchen lets you feed children before heading to the parks, accommodate picky eaters, keep cold drinks available and have something easy at night when everyone is too exhausted for another restaurant.

You don't need to cook Thanksgiving dinner.

Sometimes cereal, sandwiches, frozen pizza and cold drinks are enough to make the kitchen one of the most valuable rooms in the house.

Laundry Is Another Underrated Vacation-Home Advantage

The washer and dryer don't make the hero photograph.

They may still save the day.

Wet swimsuits.

Competition uniforms.

Children's clothes.

A longer stay.

An unexpected spill.

Suddenly being able to wash something without finding a hotel laundry room becomes remarkably useful.

That's the difference between an amenity that looks impressive and one that actually removes friction from the vacation.

What About Downtown Orlando, Winter Park and Lake Nona?

These are all legitimate parts of the broader Orlando experience.

But I wouldn't recommend them as the primary base for a family whose vacation revolves around Disney.

Downtown Orlando makes more sense for business, sporting events, concerts and nightlife.

Winter Park offers restaurants, shopping, museums and a much more residential Central Florida experience.

Lake Nona is a newer part of the region near Orlando International Airport with its own dining, business and entertainment destinations.

All can be worth visiting.

They're simply solving a different travel problem.

If your children are asking, “How long until we get to Disney?”, I'd rather put you closer to Disney.

A Local's Advice About “Minutes From Disney”

Be careful with this phrase.

“Minutes from Disney” may be technically true while still not telling you very much.

Disney property itself is enormous.

Driving to Animal Kingdom isn't the same trip as driving to Magic Kingdom.

Traffic changes throughout the day.

And Central Florida road conditions change with events, construction, school schedules and visitor volume.

When comparing vacation homes, look at the actual location rather than accepting a generic claim.

This is one reason I like Windsor Palms for Disney travelers.

Approximately 4 miles from Walt Disney World is something meaningful.

What Time of Year Is Best?

Central Florida doesn't really have one simple high season and one simple low season anymore.

Demand changes according to:

• School calendars

• Spring break

• Easter

• Thanksgiving

• Christmas and New Year

• Cheer and sports competitions

• Conventions

• International travel patterns

• Special events

• Long weekends

There are also periods when vacation-home rates can be substantially lower.

For flexible travelers, May, September and October can provide particularly good opportunities for value, although weather and event calendars should always be considered.

April, August, November outside Thanksgiving, and early December can also produce opportunities depending on the specific dates.

The important point is that Orlando demand can change considerably from one week to the next.

If you're traveling for Christmas, spring break or a fixed competition date, book earlier.

If your dates are flexible, compare them.

A small change in travel dates can sometimes make a significant difference.

Booking Direct Versus Airbnb or Vrbo

Airbnb and Vrbo are useful marketplaces.

We use them too.

They allow travelers to discover properties, compare homes and use familiar booking platforms.

But once you've identified an established local vacation-rental company, it's worth comparing the direct price.

Windsor Island Resort – Davenport

Consider Windsor Island when you need a larger vacation home and want the resort itself to be part of the vacation.

This works particularly well for extended families and groups.

Regal Palms Resort – Davenport/Four Corners

Consider Regal Palms when the family will genuinely use a lazy river, waterslide and resort pool complex during the trip.

If you're planning several non-park days, those amenities can provide real value.

Rockingham Terrace – Kissimmee 34747

Consider our Rockingham Terrace location when you want another Kissimmee 34747 option in the western Disney tourism corridor.

Elberton Drive – Davenport

Consider Elberton Drive when you're looking for the space and independence of a vacation home and don't need an enormous resort clubhouse to make the trip work.

Sundown Court – Davenport

Where is the best place to stay in Orlando for Disney?

For a Disney-focused family vacation, I recommend comparing Kissimmee's western Disney corridor and Lake Buena Vista first.

Lake Buena Vista and Disney property can make sense for guests prioritizing Disney transportation and the on-property experience.

Kissimmee can make more sense when space, a kitchen, laundry facilities, private-pool options and value for a larger family are priorities.

Is Kissimmee actually Orlando?

No.

Kissimmee is its own city in Osceola County.

But visitors commonly use “Orlando” to describe the entire Central Florida tourism destination, which includes Kissimmee, Lake Buena Vista, Davenport, Four Corners and other nearby areas.

For vacation planning, distance from the attractions matters more than the city printed on the address.

Is Davenport too far from Disney?

Not necessarily.

Davenport covers a large area, and properties in the Four Corners/western tourism corridor can provide convenient access to Disney.

Always check the individual property's actual location rather than making the decision based on “Davenport” alone.

Is Windsor Palms close to Disney?

Yes. Windsor Palms Resort is in Kissimmee 34747, approximately 4 miles from Walt Disney World.

Actual driving time varies by park, traffic and time of day.

Should I stay at Disney or rent a vacation home?

It depends on the trip.

Staying on Disney property provides transportation advantages and an immersive Disney experience.

A vacation home can provide multiple bedrooms, a kitchen, living room, washer and dryer and private-pool options.

For larger families, compare the total cost and the space you're getting, not simply the nightly room rate.

Where should I stay for an ESPN Wide World of Sports competition?

Look carefully at Kissimmee's 34747 area and the western Disney corridor.

Can I stay in Orlando without renting a car?

Yes, but where you stay becomes much more important.

A Disney resort can work particularly well without a car because of Disney's internal transportation.

Vacation homes in Kissimmee and Davenport generally work better with a rental car or a planned rideshare budget.

Does booking direct eliminate all fees?

No.

But if you're bringing a family to Central Florida—particularly for Disney, ESPN Wide World of Sports, a longer vacation or a multi-generational trip—I would absolutely compare a Kissimmee or Davenport vacation home before automatically booking a hotel.

Look at the map.

Count the bedrooms and bathrooms you'll actually need.

Decide whether you'll really use the private pool or resort amenities.

Think about breakfast, laundry and where everyone is going to sit after ten hours at a theme park.

Then compare the total price, not just the big number in the search result.

That's how I'd choose where to stay in Orlando.

Not by the fanciest resort name.

Not by the biggest house.

And definitely not because a listing says “minutes from Disney.”
